Preconstruction Services

At LM, we are proud to provide comprehensive preconstruction services, specifically related to project feasibility and preliminary estimating.

Project Feasibility

We assist our clients with project feasibility in a number of ways, starting with providing general costs of similar types of projects. Our team is also able to make recommendations to the project owner for an ideal design team, including architects, engineers, specialty consultants, and others. We analyze the existing conditions on a proposed build site and use our experience to prepare the project owner for the scope of their project, including a general schedule and sequence of construction. Ultimately, our ideas for making the project feasible and successful represent significant value for projects of many types and sizes.

Preliminary Estimating

With nearly nine decades of project experience, we are able to compare our new projects to previous projects, illuminating data on costs associated with construction types, foundations, MEP system types, exterior cladding, vertical transportations, finish levels, and more. At this point in the project, we collaborate with the owner and design team to determine the project budget and schedule. We also offer suggestions for enhanced efficiencies in construction, lending our outstanding constructability knowledge to the design team.
General Contracting

We offer expert residential and commercial general contracting services, divided into two main categories: bidding & estimating and construction.

Bidding & Estimating

During the bidding and estimating phase of our general contracting projects, LM provides realistic and accurate costs associated with project documents, along with cost suggestions that correlate to the project budget and quality assurance. Our team also works to deliver realistic and accurate schedules and expected durations for each project function. We collaborate with the design team to ensure we are able to create the highest quality building possible within the parameters of the project budget and existing site conditions.

Construction

As general contractor, we work, first and foremost, to ensure a safe and secure job site for everyone involved in the project. We manage everything on the build site, all logistics and scheduling, and every subcontractor and vendor—including all field personnel. Our team stands out for our ability to coordinate the sequence of construction while closely monitoring project budget and costs during construction and minimizing cost overruns and delays. We are well known for ensuring quality results and a successful endeavor for all parties involved, and we do everything possible to achieve full client satisfaction with all completed work.
Design-Assist Services

Recently, more of our projects are lending themselves to the design-assist process, which allows us, as a general contractor, to provide meaningful input during the schematic design and design development phases of projects. We utilize a representative of the installation subcontractors to provide insight to the design team related to the following project aspects:

MEPFP Systems

We make sure to involve all mechanical, electrical, plumbing, and fire protection system subcontractors as early as possible in the project, enabling their practical knowledge of these systems to benefit the project’s engineers and architects. This includes feedback on the constructability of these systems, assistance with coordination of these systems in the structure, and scheduling implications such as lead times, installation times, and others.

Exterior Cladding

Our outstanding knowledge of exterior cladding systems enables us to provide crucial insight regarding constructability and exterior detailing. We are capable of advising on the costs associated with various cladding systems, in addition to providing practical comparisons on the performance of each cladding system. With our feedback and added expertise from the manufacturers and installers, we keep projects on schedule and ensure the highest quality results possible.
BIM & VDC

Building information modeling (BIM) is the exciting trend of using 3D modeling software to create an electronic model of buildings and all MEPFP systems therein. Our staff and subcontractors are highly proficient in the latest BIM software, including Revit Architecture, Revit MEP, Revit Structural, Navisworks, and others. We coordinate the process of integrating all systems, working to build projects in the virtual world first, so we can avoid conflicts later in the field. This reduces overall project costs, helps maintain scheduling, and avoids on-site disruptions. Every large-scale project we take on at LM is required to go through this BIM coordination process, whether the design team is using these softwares or not.

VDC

Virtual design and construction (VDC) involves the practical application of BIM to inform the construction of a building, assisting in scheduling, sequencing, and budgeting. Management through visual planning gives clients the ability to visualize spaces prior to construction for flexibility without added costs, and BIM can also be used for facilities management post occupancy. We even have BIM loaded into equipment on site to help us place and locate equipment, pipes, fittings, and more as precisely as possible.
Lean Construction

At LM, lean construction is a production management approach to delivering buildings by maximizing value and reducing waste throughout project delivery. With lean construction, facility design and construction processes are aligned to reduce error and allow for higher-quality results and enhanced client satisfaction. All efforts are focused on improving total project performance rather than individual activities. The process represents a proactive approach to monitoring construction processes rather than reacting to issues as they arise.

As an integrated project delivery method similar to design-build, our lean construction concept also utilizes MEPFP BIM coordination to maximize prefabrication of mechanical systems and reduce waste. By using a 3-6 week schedule look-ahead process, we can identify potential logistical, procurement, and coordination issues before they arise on site. We also implement the “design, measure, analyze, improve, and control” (DMAIC) process into our project problem solving and scheduling functions to maximize the impact of our efforts.
