Bidding & Estimating

During the bidding and estimating phase of our general contracting projects, LM provides realistic and accurate costs associated with project documents, along with cost suggestions that correlate to the project budget and quality assurance. Our team also works to deliver realistic and accurate schedules and expected durations for each project function. We collaborate with the design team to ensure we are able to create the highest quality building possible within the parameters of the project budget and existing site conditions.

Construction

As general contractor, we work, first and foremost, to ensure a safe and secure job site for everyone involved in the project. We manage everything on the build site, all logistics and scheduling, and every subcontractor and vendor—including all field personnel. Our team stands out for our ability to coordinate the sequence of construction while closely monitoring project budget and costs during construction and minimizing cost overruns and delays. We are well known for ensuring quality results and a successful endeavor for all parties involved, and we do everything possible to achieve full client satisfaction with all completed work.

At LM, we are proud to provide comprehensive preconstruction services, specifically related to project feasibility and preliminary estimating.

Project Feasibility

We assist our clients with project feasibility in a number of ways, starting with providing general costs of similar types of projects. Our team is also able to make recommendations to the project owner for an ideal design team, including architects, engineers, specialty consultants, and others. We analyze the existing conditions on a proposed build site and use our experience to prepare the project owner for the scope of their project, including a general schedule and sequence of construction. Ultimately, our ideas for making the project feasible and successful represent significant value for projects of many types and sizes.

Preliminary Estimating

With nearly nine decades of project experience, we are able to compare our new projects to previous projects, illuminating data on costs associated with construction types, foundations, MEP system types, exterior cladding, vertical transportations, finish levels, and more. At this point in the project, we collaborate with the owner and design team to determine the project budget and schedule. We also offer suggestions for enhanced efficiencies in construction, lending our outstanding constructability knowledge to the design team.
